Due Diligence Consulting
Asset Management
As an experienced Investment Advisor, RMC Advisors is involved in all phases of the
product life cycle, from acquisition to disposition.  More specifically, we provide the following
advisory services:

  • Source, evaluate, and acquire new properties for our clients
  • Formulate strategic management and leasing plans for each asset
  • Hire, direct, and evaluate the performance of property management and leasing teams
  • Monitor upcoming lease expirations and work diligently to retain existing tenant base  
  • Work in tandem with leasing team to absorb vacant space on a timely basis  
  • Work closely with legal counsel to negotiate leases and property agency agreements
  • Prepare annual business plans and critically review monthly management reports and
    leasing updates
  • Keep Ownership apprised of property performance and the condition and trends of
    regional and local real estate markets
  • Evaluate, monitor, and revise property financing strategy, as necessary
  • Calculate and track financial performance for each asset and initiate periodic
    distributions to Ownership
  • Monitor property tax assessments and seek value reductions when possible
  • Procure property and liability insurance and periodically evaluate coverage levels
  • Engage and direct professional and legal consultants, as needed
  • Formulate disposition plan and work with assigned brokerage team to complete sale
    of property
Workouts & Restructuring
As a Distressed Asset Advisor, RMC Advisors works closely with our financial institution
clients to review various workout options for distressed real estate, including loan
restructuring, negotiated transfer, or foreclosure. Our advisory services include:

  • Assess current market dynamics and property fundamentals
  • Prepare cost-benefit (hold/sell) analyses to support property repositioning,
    rehabilitation, and other capital improvement programs.  Such repositioning will
    address properties suffering from ineffective marketing strategies, high operating
    expenses, deferred maintenance, and/or construction issues.
  • Provide quality Asset Management Services for properties inherited via foreclosure
    or deed-in-lieu
  • Mobilize experienced project management team to focus on incomplete development
    projects.  We will evaluate current project status, determine cost to complete, and
    oversee construction through completion of tenant improvements and issuance of
    certificates of occupancy.
  • Formulate exit strategies and prepare detailed disposition programs
As a due diligence consultant, RMC Advisors provides the following support:

  • Engage and coordinate physical, environmental, and seismic consultants, then
    analyze published findings
  • Critically evaluate and perform extensive sensitivity analyses of financial
    underwriting packages
  • Create operating budgets, multi-year cash flow projections, and asset valuations
  • Prepare cost-benefit (hold/sell) analyses to support property repositioning,
    rehabilitation, and other capital improvement programs

The fiduciary duty of our insured and bonded court appointed receivers is to protect,
preserve, and enhance the plaintiff's property pursuant to instructions from the court.  Our
receivership assignments include:
