Asset Management
As Asset Manager, RMC Advisors will serve as the primary point of contact for property
ownership and will provide the following advisory services:
- Formulate strategic management and leasing plan for each property.
- Hire, direct, and evaluate the performance of property management and leasing
teams.
- Monitor upcoming lease expirations and work diligently to retain existing tenant base.
- Work with tandem with leasing team to absorb vacant space on a timely basis.
- Work closely with legal counsel to negotiate all new and renewal leases, as well as
agency agreements.
- Prepare Annual Business Plan and review Monthly Management Reports.
- Report to Ownership on a regular basis regarding property performance, as well as
the condition of regional and local real estate markets.
- Evaluate, monitor, and revise property financing strategy, as necessary.
- Calculate and track financial performance for the properties and pay periodic
distributions and/or withdrawals to Ownership.
- Monitor property tax assessments and look for possible value reductions.
- Procure property and liability insurance and periodically evaluate coverage levels.
- Engage and direct professional and legal consultants, as needed.
- Oversee future property acquisitions and dispositions.
- Evaluate means to continually maximize profits.
Restructuring/Workouts
As a Distressed Asset Advisor, RMC Advisors will develop and implement practical and
viable solutions to enhance the value of distressed real estate for our lender and special
servicer clients. Our advisory services include:
- Review with lenders various workout options for distressed real estate, including
loan restructuring, negotiated transfer, or foreclosure.
- Provide quality asset management services, including the hiring and oversight of
property management and leasing teams.
- Assess current market dynamics and property fundamentals.
- Prepare cost-benefit analysis to support property repositioning, rehabilitation and
other capital improvement programs.
- Mobilize experienced project management team to focus on incomplete development
projects. We will evaluate current project status, determine cost to complete, and
oversee construction through completion of tenant improvements and issuance of
certificates of occupancy.
- Formulate exit strategies and prepare detailed disposition programs.
As a Consultant, RMC Advisors will provide the following due diligence support:
- Engage and coordinate physical, environmental, and seismic consultants, then
analyze published findings.
- Review and analyze financial underwriting package.
- Create operating budgets, multi-year cash flow projections, and asset valuations.
- Prepare cost-benefit analyses to support property repositioning, rehabilitation, and
other capital improvement programs.
Receivership
As a Court-Appointed Receiver with extensive experience operating office, retail, industrial,
and multifamily properties, our fiduciary duty is to take possession, preserve, and protect a
subject property until given further instructions by the court. Our receivership services
include:
- Take control of the property and commence day to day property management.
- Verify and/or obtain insurance for the property.
- Identify and address any health & safety issues.
- Collect accounts receivable and all future rents as they become due.
- Incur expenses, as necessary, for the maintenance, repair, and care of the
property.
- Implement marketing, leasing, and disposition strategies, as approved by the court.
- Assume development and construction management responsibilities, as approved
by the court.
- Prepare monthly accounting of income, expenses, and fees to all parties.
